The Rental Policies listed here are considered a part of the Guest Rental Agreement for Sea Shore Allure and must be adhered to. Any exceptions require prior written approval from Sea Shore Allure.

DEPOSITS/PAYMENTS:

Rentals are subject to 10% U.S.V.I. room tax.  A deposit equaling the sum of one-half of this total amount - is required at time of booking.  The balance must be paid 60 days prior to guest arrival.  Sea Shore Allure accepts all major credit cards.  

For special arrangements, payment may also be made via money orders, certified bank drafts and wire transfers. Checks should be made payable to Turner Bay Condominium and sent to the address listed for Sea Shore Allure. 

All deposit and/or payments must be made in accordance with the guest reservation and rental contract, and must clear our bank prior to guest admittance to the rental property.

SECURITY DEPOSIT / INCIDENTALS:

The Security Deposit for Incidentals are required for each unit.  Guests are responsible and required to make a security deposit for incidentals in the amount of $500.00 per unit which can be made via credit card and will be refunded or released one day after your departure.   

Any intentional acts that results in damage, gross negligence, willful and wanton conduct, or any cause if the guest fails to report the damage. In such cases, the guest will reimburse Sea Shore Allure the amount of all damages.

CANCELLATION POLICY:

We highly recommend travel insurance!

All cancellations and any request for changes to your reservation (such as date changes or changes in the number of persons) must be made in writing, and sent to us by email or fax.  If you cancel more than 60 days prior to your arrival date, 80% of your total deposit will be refunded to you and 20% will be retained by Sea Shore Allure for liquidated damages. 

If you cancel within 60 days of your arrival date Sea Shore Allure will retain 100% of your total rent as full liquidated damages. However, if your cancelled dates are rebooked to another guest 80% of your rent will be returned to you for the nights that were rebooked and 20% will be retained by Sea Shore Allure as full liquidated damages.  Refunds due to last minute reductions in the total headcount originally booked will only be considered on an individual basis when requested within 60 days of your arrival.  Late arrivals, a reduction in the number of persons in your group, No-shows, and early departures after your arrival are non-refundable.

Sea Shore Allure makes every effort to ensure that all published information and rates, in any media, is as complete and accurate as possible.   Sea Shore Allure is not responsible for any changes that may have been made to the property after the time of printing or publication. If the guest is disappointed or unsatisfied with a property due to differences in taste according to decor, accommodation, location or any other reason and declines to stay at the rental property, this will be considered a cancellation and no rent reduction or refund will be issued.

ADDITIONAL PERSONS:   

Each unit is designed to accommodate a certain number of guests. The number of guests permitted in the units should match the number on your confirmation. Additional persons not included in your last confirmation prior to arrival will incur an additional person fee of $150 per person per night, provided we allow the addition.  Please notify us ahead of time if the number of persons in your party has changed.

UNIT OCCUPANCY:

Guests will restrict occupancy to the number listed in the Reservation Confirmation. Absolutely no weddings, receptions, meetings, or parties allowed unless specified in writing by prior to arrival by Sea Shore Allure.   Sea Shore Allure does not rent to anyone under the age of 25 under any circumstances.  Occupancy violations will result in rent forfeiture and immediate eviction of guests.  This property is privately owned and operated.

CHECK IN AND CHECK OUT TIMES: 

Check in time is 3:00pm and check out is at 10am sharp.   Late checkouts are not available unless otherwise agreed to in writing by Sea Shore Allure.  Should the unit not be vacated by 10 a.m., there will be a minimum charge of $150.00 to the credit card on file, and we reserve the right to remove guest belongings to accommodate incoming arrivals.

*Late Arrivals Note * If you arrive later than 9:00 pm on St. John there is a charge of $50 for your arrival.

CREDIT CARDS:  

Sea Shore Allure accepts all major credit cards.

ENTRY INTO UNIT:

Sea Shore Allure’s staff may enter your villa to perform any repairs as necessary. We will notify you by phone and work with you to minimize disruption to your vacation.  

DRUGS AND HAZARDOUS MATERIALS:          

Guests and members of their party shall not use or permit to be brought onto the property any illegal or hazardous substances.

GARBAGE REMOVAL:  

Guests are responsible for removing all trash to the appropriate outside containers.

HURRICANES:

Guests are encouraged to purchase Travelers Insurance, especially when traveling during Hurricane Season (July 1 ~ November 30).  Our beautiful location puts us at risk for hurricanes and guest may need to evacuate for their safety if in the Virgin Islands.  Sea Shore Allure is not responsible for airline changes, the cost of alternate accommodations or cancellation fees and no refund/adjustments can be offered in this event. We do not allow guests to remain at Sea Shore Allure during hurricanes.

INTERNET SERVICE:                     

All of our units offer Wi-Fi as convenience to our guests. This is a relatively new service and is as reliable as all utilities provided in the Virgin Islands.  Interruptions and slow access may occur.  (Please see Service interruptions).

LINENS:    

Your unit has all required linens, bed covers, bath towels, and beach towels. For emergencies, contact the Sea Shore Allure Office.

LOST KEYS:         

If you are accidentally locked out of your villa or you lose a set of keys, a spare key may be obtained by coming to the office located in the basement of the building during office hours from 9 am to 5 pm. If you are locked out after hours please call the emergency contact number located on the office door. A $75 fee will be charged to the credit card on file for the lost keys.

CONSERVING ELECTRICITY:  

Due to the cost of electricity doubling we are kindly requesting that you turn the air-conditioning off in all rooms when not in the villa.  It does not take long to cool a room down when you return.  We understand this is your vacation and we want it to be enjoyable and relaxing.  We would appreciate if you could kindly conserve your electrical usage.

OFFICE HOURS:                           

Monday through Friday 8 to 5. An after-hours emergency number is available for guests.

PASSPORTS:      

The U.S. Customs service does not require a passport to depart the U.S. Virgin Islands to return to the United States or Puerto Rico at time of this policy draft, but is strongly recommended. See www.state.gov for any recent changes.  Check with your airline too for identification requirements for all members of your party. Travel to other islands like the British Virgin Islands does require a passport.

PERSONAL EFFECTS:

Sea Shore Allure assumes no responsibility for guest's personal belongs that are lost, stolen, or left behind. A $25 retrieval fee will be charged, and if found, the items will be returned at the guest’s expense.

PETS:

Absolutely NO PETS on the rental premises or inside the rental unit. There will be a $200 penalty, plus the cost of cleaning charged to the credit card on file, immediate removal of the pet and/or eviction of the guests. All rental payments will be forfeit. The only exception to this are those used for seeing.

PROBLEM NOTIFICATION:   

It is the guest’s responsibility to notify the Seashore Allure office of any problems encountered during the guest’s stay immediately upon discovery.  If requested by the guests, minor problems can be addressed after the guest’s departure to minimize any inconvenience guests. 

RATES, PRINTING OR INTERNET ERRORS AND OMISSIONS:     

Sea Shore Allure makes every effort to ensure that all our published information and rates, whether it be printed or on the internet is as complete and accurate as possible. Sea Shore Allure is not responsible for any changes that may have been made to the property after the time of printing or publication.

REFUNDS:       

No refunds will be granted unless there is a serious problem that cannot be remedied within twenty four (24) hours, and/or causes the guest extreme, undue discomfort or serious inconvenience (See also Repairs and Maintenance below).

REPAIRS AND MAINTENANCE:

Sea Shore Allure strives to ensure that all our units are in excellent condition. In the event of a housekeeping or maintenance complaint by a guest we will make every effort to have the issue resolved as soon as possible. However we are not responsible for mechanical failures of non-essential or luxury items, including, but not limited to Hot Tubs, Television, Satellite/Cable Service, Dishwasher, Washer/Dryer, and Air Conditioning, Spas or any other appliances that fail to operate properly during your stay.

No refunds will be issued for minor disruptions of any utilities including, but not limited to, power outages, water outages, telephone service, etc. Please report inoperative equipment to Sea Shore Allure and we will make every effort to have repairs done as quickly as possible during reasonable hours. Speed of service cannot be guaranteed due to our reliance on island service, repair and utility companies.

SAFETY:    

The unit’s windows and doors should be securely locked at all times when guests are not inside; and care should be taken to secure all personal property. Safes are provided for guest use – please use them. St. John is a relatively safe place to visit, but please do use common sense when enjoying the island. And always consider your safety a priority as we do.

SATELLITE TELEVISION:

Sea Shore Allure does offer satellite television. Because of the location of the satellite these systems are sensitive to weather conditions and the signal will break up or fail during heavy rain storms. Happily these rains are mostly brief (Please see Service Interruptions).

SERVICE INTERRUPTIONS:           

There are some services, rendered by third party providers, over which we do not have any control. These include but are not limited to the electrical service, telephone connections; both land line and cellular, internet service as well as cable or satellite television. No refund or rate adjustment will be given for unforeseen failures/ interruptions of these services, as we cannot promise that the service will not be interrupted or available.

SMOKING:

There is no smoking allowed signs within any Sea Shore Allure Unit or Deck.   The penalty for violating this policy is a $150/ day fine (plus the cost of cleaning the unit, which shall be no less than $250) which will be charged to the credit card on file.  Smoking will only be allowed near the pool area.

TELEPHONES:      

All villas have phones for your convenience. You can only make local calls. If you need to make a long distance call, you can call collect or use a calling card. Occasionally the telephone service may fail.  Sea Shore Allure has no control over the telephone repair service and Innovative Telephone Company currently has a backlog for repair service (Please see Service Interruptions).

AT&T, Sprint, Virgin Mobile, Choice Communication and Innovative are the primary cellular phone providers in the Virgin Islands.  If your phone plan does not belong to either one of these then please ask your provider if they have service in the V.I. and what their roaming charges are.

RENTAL VEHICLES:  

As a service to our guests we help make rental car reservations, rental boat and charter boat reservations.  Please contact Sea Shore Allure if you wish to reserve a vehicle.

GROCERY DELIVERY / PROVISION PURCHASE:            

With sufficient notice, we can pre-stock your unit with the foods and beverages of your choice.  So especially if you are arriving in the afternoon or traveling with small children, let us deliver your groceries to your unit just before your arrival.  This service is well worth the cost, so you can settle in, unpack and enjoy your stay at Sea Shore Allure in beautiful St. John, US Virgin Islands.

WEDDINGS/GROUP EVENTS:

No weddings or other group events are allowed at Sea Shore Allure without prior written permission from the management office. Additional fees may apply.

YOUR ARRIVAL ON ISLAND:

We need to know your airline flight number, arrival/departure times and rental car company (if we did not reserve your vehicle) at least one week prior to your arrival.

You are required to call Sea Shore Allure one you arrive on St. Thomas, Virgin Islands and again before you board the ferry from St. Thomas to St. John, so we will know what time and which dock you will be arriving and can meet you there promptly.

LIABILITY:

The Guest is responsible for their unit during occupancy and lock windows and doors securely at all times when not on premises, and must exercise care in securing all personal property.

Sea Shore Allure is acting hereunder as agent for accommodations, and assumes no liability for property loss or damages, nor liability for injury, delay or irregularity which may be occasioned either by reason of defect in any vehicle or the acts of any company or person engaged in conveying passengers to or from their villa.  Transportation (airline, ferries, charter vessels, rental cars, scooters, boats and taxis) is supplied by providers who operate independently of Sea Shore Allure.   Sea Shore Allure assumes no responsibility, therefore, for any loss, injury, or damage to person or property because of the acts of these providers.

INDEMNIFICATION/HOLD HARMLESS:

The tenants and guests agree to defend, indemnify and hold harmless Sea Shore Allure from and against all claims, demands, loss, liability of any kind and character, including cost of defense, arising out of or in any way connected with the tenant’s use of the property, in the event tenants or guests suffer personal/physical/property damage, injury, or loss.   Sea Shore Allure is not responsible for lost or stolen items or physical security. The duty to defend arises when the claim or demand is first made and is not waived by a delayed tender of defense.

Guest agrees to indemnify, defend, and hold harmless Sea Shore Allure, its owners, employees, sponsors, licensors, independent contractors, providers, subsidiaries and from and against any and all liability costs (including attorney’s fees and costs) incurred by the Indemnified in connection with any claim arising out of any breach by you of any provision of these Terms, Conditions and Policies.

Guest agrees to cooperate as fully as reasonably required in defense of any such claims.  Sea Shore Allure reserves the right, at its own expense, to assume the exclusive defense and control of any matter otherwise subject to indemnification by Guest and Guest shall not in any event settle any claim without the written consent of Sea Shore Allure.
